At BNP Paribas Real Estate, we want to create products that optimise the satisfaction of our customers while ensuring the future of real estate is sustainable. How? By fostering a culture of innovation and by partnering with incredible start-ups from around the world.

Discover some of the products we are already developing with our partners to make our buildings smarter and more sustainable, and why we believe innovation is the future of real estate.

A global first in real estate, working in collaboration with Mimesys, we have developed spatial computing technology that will allow people to hold large, interactive meetings with participants all over the world using mixed reality technology. Each participant wears a headset that transports them to a virtual meeting room with holograms of the other participants, wherein they will be able to speak and listen to others in real time, just as if they were in a real meeting room. With no need for participants to be physically present for meetings, we hope this technology will help to reduce the carbon footprint of frequent business travelers by cutting out the need for them to use cars and planes.

How we’re making the housing of the future more connected

As part of a large collaboration with Netatmo and Legrand, BNP Paribas Real Estate was proud to unveil Issy Préférence as the world’s first ‘communicating’ building. These smart apartments allow residents to control many manual aspects of the home via a voice command from their smartphones, meaning they can adjust the heating, lighting, shutters and electrical appliances from anywhere in their home, and can even be notified of problems such as a fridge failure. They also have connected sockets and switches in their homes, which keep an eye on their energy consumption and adapt electrical installations to their evolving needs. This intelligent infrastructure brings comfort and responsiveness to peoples’ homes, making it easier than ever to live a comfortable lifestyle in the city. Not only can this technology make spaces more hospitable for their residents, it can reduce the overall energy consumption of the building too.

A start-up incubator to develop the best ideas in real estate

At BNP Paribas Real Estate, we are committed to facilitating the next generation of innovative thinking that will one day help to revolutionise the real estate market. That’s why we are supporting Immowell Lab, a start-up incubator dedicated to creating well-being through real estate. Our partnership finds and nurtures young entrepreneurs who are interested in working on technology that fits our theme. By inviting them to pitch for a place in the incubator, BNP Paribas Real Estate has already identified several fantastic solutions that we will now support in the production phase.

Putting citizens at the heart of the Ternes-Villiers project

Working together with Fluicity, a digital platform that allows citizens to voice their ideas and concerns, BNP Paribas Real Estate has helped to breathe new life into a once-forgotten corner of Paris. Current and future residents of the Ternes-Villers development now have the opportunity to collaborate, pool resources and share ideas on the development of their homes using the Fluicity platform. This can include everything on ways to improve the landscaping and communal spaces, to offering the use of their cars for carpooling, and even sharing their leftover home energy. Kévin Cardona, Director of Innovation at BNP Paribas Real Estate, says: “The advantage of the Fluicity solution is that facilitates discussion around urban projects on a single channel and allows anyone to share their thoughts.”

Wired Certification to ensure we’re delivering high-quality connectivity

In France, BNP Paribas Real Estate Investment Management has obtained WiredScore certification for three of its assets. Wired Certification is an independently-awarded standard that not only shows your building is best-in-class in terms of technology, but that it is also future-proofed and capable of adapting to developments in the technology sector. Wired Certification will be an important consideration for BNP Paribas Real Estate moving forward as we do everything in our power to make our buildings as smart and sustainable as possible.

Meeting the challenges of our cities together with DataCity

Our cities face a growing number of challenges that threaten their very existence. Working together with DataCity, an open innovation programme created by NUMA in partnership with the City of Paris, BNP Paribas Real Estate is encouraging start-ups to take the lead in addressing these problems. Recently, we took part in the 3rd edition of the DataCity Open Innovation Program, collaborating with four start-ups to imagine solutions for the city of tomorrow:

  • We collaborated with WEGOTO to develop a route calculator for people with reduced mobility. The interface makes it easier to get around urban obstacles.
  • We engaged with MyTraffic, who have developed a tool that allows traders to find a location easily. Their tool uses data from a number of categories to find the optimal locations, including proximity of points of interest, the type of equipment the trader uses and the distance from the nearest public transport stops.
  • We collaborated with Openenergy to design a solution that analyses the consumption of tertiary buildings. The tool spots anomalies in energy consumption and proposes behavioural and operational changes to mitigate these.

We took part in a discussion led by BeeBryte, who are developing a solution that will allow homes to choose solar-powered distribution centres in real time, according to the energy requirements of the building. This solution could one day help to maximise the efficiency of clean, renewable energy.

BNP Paribas Real Estate’s approach to CSR

When it comes to sustainability, we take our responsibility very seriously. At BNP Paribas Real Estate, we’re committed to supporting the best ideas in the real estate sector and working with partners who share our vision, to put human well-being at the heart of our business.

In a changing real estate sector, driven by new ways of working and a rapidly-accelerating rate of technological innovations, the need for the human to be closer to the centre of the real estate value chain is greater than ever. In the next ten years, we hope that human happiness will be the main index against which success in the real estate sector is measured. At the moment, metrics related to human happiness are only measured in isolation (employee retention, absenteeism, etc.) and make up less than 25% of the total value of real estate. Our aim is to make sure real estate fulfils its obligation to provide comfortable, adaptive places that serve the people who depend on those buildings daily.
