BNP Paribas REIM has acquired an office building on behalf of its vehicle Accimmo Pierre (SCPI), with a total lettable area of 22,700 sqm. It benefits from a double address: 41-49 Quai d’Austerlitz and 52-60 Avenue Pierre Mendès France, in the 13th arrondissement of Paris.

“47 Austerlitz” is a modern building, delivered in 2003. It offers vast outdoor spaces with views over the Seine River. Its location along Quai d’Austerlitz give it great visibility from the Right Bank.

It is also ideally located in the heart of the Paris Rive Gauche mixed development area, which is already an established office district but continues to develop with iconic projects such as the Station F (2017) and “Le Monde” newspapers headquarter building (2019). As well as the “Evolution” project, which will comprise 91,000 sqm of office, student accommodation, retail and services areas along the Gare d’Austerlitz by the end of 2025.

Gare d’Austerlitz and Gare de Lyon – two paris main transportation hub (high-speed train, metro line 5, 6, 14 and RER line C) are only few minutes’ walk from the building

“47 Austerlitz” is fully let to a prestigious occupier: the French bank Natixis, a subsidiary of BPCE group.

Guillaume Delattre, Chief Investment Officer of BNP Paribas REIM France says: “We are delighted with this new acquisition, which matches perfectly Accimmo Pierre's strategy, adding a modern building to our portfolio, located in a constantly evolving district with a direct link to two of the main office areas of Ile-de-France. This transaction – which was mostly carry out during lockdown – demonstrates our ability to deliver large units even during a crisis”.

Broker: Savills.

The parties were advised by Wargny Katz Notary (Nicolas Masseline) and the firm Racine together with Orfeo (buyer side) and by the firm C&C (Laurent Hosana and Julien Cahen) with CMS Francis Lefebvre Avocats (Benjamin Bill) (Seller side).
