The Technical Services Manager (TSM) will form part of the Facilities Management leadership team, which includes FM Director for The Crown Estate, General Manager and Operations Manager. The TSM will have line management responsibility and will be responsible for delivering all aspects of technical services across the St James’s portfolio.

 

Technical Competencies

BNP Paribas Real Estate is seeking an exceptional candidate with a proven track record of delivering and managing technical services across a large complex portfolio of commercial properties.

 

Specific deliverables for the St James’s Technical Services Manager

 

·         Technical Services Strategy

o   Create, implement and deliver a technical services strategy

o   Deliver ‘best-in-class’ industry standards for technical services

 

·         Service Partner Management

o   Establish a strong working relationship and partnership with the technical

    services partners, especially the MEP Maintenance Contractor but also lift

    contractors and the wide range of technical consultants

 

·         Facilities Management

o  Provide the team of Facilities and Building Managers with technical support and

    guidance, in particular with difficult occupier facing issues

 

·         Occupier Satisfaction

o   Support the delivery of exceptional occupier satisfaction, learning lessons from

    the recent occupier satisfaction survey results

 

·         Sustainability

o  Take ownership of all technical elements of the Sustainability Business Plan (see

   attached) 

 

The Crown Estate – St James’s

Within our Central London portfolio we hold almost the entire freehold to Regent Street and nearly 50 per cent of the buildings in St James's. Across the portfolio we are currently delivering a £1.5 billion investment and redevelopment programme.

St James's is part of The Crown Estate's core West End holdings. Our portfolio comprises nearly 50 per cent of the buildings in St James's; some 4 million ft2 of retail, office and residential space with a value of over £1 billion.

 

We are committed to a ten year programme to invest £500 million into our holdings. Our approach is guided by a clear strategy, which aims to enhance and refine St James's, sensitively, carefully and for the long term. Investment will improve the cohesion of our holdings but also protect St James's future as a distinct niche in the West End office market, and a world renowned destination for shops and restaurants. We will also build on the area's residential character and improve the public realm by redressing the balance between pedestrians and motorists.

 

Some of our most exciting schemes are taking shape here. Major redevelopment projects such as One Eagle Place and St James's Market will deliver a modern 21st century business space and enhance and respond to the character of the area, reflecting our commitment to architectural excellence.

Managing Agent, BNP Paribas Real Estate (BNPPRE), is appointed by The Crown Estate as property manager for St James’s London portfolio.

 

BNPPRE is responsible for delivering all aspects of facilities management and is required to maintain the portfolio to the highest standards to protect its considerable asset value and play its part in the rejuvenation of the St James’s area. The long-term success of St James’s will depend upon its reputation as a highly desirable environment in which to work, visit, dine and shop. Considerable importance will be placed on delivering the range of facilities managed services through best practice techniques. Operating from an Estate Management Office on Charles II Street, the facilities management team and its key service providers; security, cleaning and M&E coordinate and deliver the full range of FM services.
