Part Time Property Manager

Strutt & Parker are currently looking for a part-time property manager to join our experienced and established team in Sunningdale. You will be responsible for proactively managing a residential lettings management portfolio, putting excellent customer service at the forefront of everything you do.

 

Responsibilities

  • Proactively managing a residential lettings management portfolio
  • Visiting properties and contacting new clients/tenants to introduce self-prior to tenancy commencement
  • Sending out welcome letters on the day tenancy commencement and check-in reports on the day of receipt
  • Updating utility accounts at the start and end of tenancies
  • Responding to maintenance matters as they arise
  • advising clients of recommended works and approximate costings, highlighting merits of each and putting forward a recommendation based on this
  • Overseeing all works to include visiting properties to perform quality control checks where necessary
  • Appointment and monitoring of contractors
  • Proactively communicating with tenants in relation to all maintenance issues and capturing this on RPS
  • Preparing communications and administering for any tenant or tenancy changes in regards to a deed of assignment and/or deed of surrender to end a tenancy
  • Ensuring the inventory report is kept up to date during the tenancy with any amendments to the property captured
  • Arranging inventory checkouts and communicate to both Landlord and Tenant.
  • Dealing with all associated administration to agree with both parties proposed deposit deductions and deposit return
  • Organising and following up any insurance claim on behalf of the Landlord where necessary

Key Skills and Behaviours Required

  • Experience in an Lettings administrative role
  • A smart appearance and professional approach is essential
  • Excellent communication skills
  • Customer-focused with commitment to maintaining excellent service standards at all times

  • Must possess a composed manner in order to be able to work under pressure and problem solving
  • Organised and systematic – ability to prioritise workloads
  • Ability to meet deadlines
  • An understanding of confidentiality issues and the use of discretion
  • Accuracy and attention to detail
  • Specified processes and routines, work to a fast paced environment
  • Good working knowledge of IT systems and user knowledge of RPS a bonus
  • Proactive with good time-management and ability to multi task
